8/12/2010 Inventory is approaching 500 properties in Orange -- nearly double the
inventory from a year ago. Unfortunately, there are still not enough homes at the
affordable end of the spectrum to satisfy current buyer demand, which is being driven
predominately by first time buyers and investors. The State of California's $200
Million in tax credits -- $100 Million for first time buyers of homes and $100 Million for
move-up buyers of new or existing homes is just about depleted. (Please consult your

Interest rates continue to stay at historic lows, with 30-year fixed rates for conforming
loans hovering between 4.25% and 4.5%, further driving demand in Orange County.
